Mortgage Calculator calcola la rata del tuo mutuo e ti mostra che cosa c'è dietro quel numero: quanto paghi di capitale, quanto di interessi, come cambia rata dopo rata e che cosa succederebbe con un tasso o una durata diversi. Tutti i calcoli avvengono sul dispositivo, anche senza connessione.
Esiste in due versioni, identiche nelle funzioni: Mortgage Calculator (a pagamento, senza alcuna pubblicità) e Mortgage Calculator Light (gratuita, sostenuta dagli annunci). Questa guida vale per entrambe.
È il punto di partenza. Imposti quattro dati:
La rata mensile si ricalcola all'istante a ogni modifica, insieme al totale rimborsato e al totale interessi. La barra in fondo mostra a colpo d'occhio la proporzione fra capitale (verde) e interessi (arancione) sull'intera durata del mutuo.
Il calcolo usa il metodo francese a rata costante, quello adottato dalla quasi totalità dei mutui: la rata resta uguale per tutta la durata e cambia la sua composizione interna.
È il dettaglio rata per rata. In cima restano sempre visibili il totale interessi, il totale rimborsato e la rata mensile; sotto scorre l'elenco completo delle rate, ciascuna con:
Scorrendo verso il basso vedrai la barra virare progressivamente verso il verde: è l'effetto tipico dell'ammortamento francese, dove all'inizio si pagano soprattutto interessi e verso la fine soprattutto capitale.
Con il pulsante di condivisione puoi esportare il piano completo in due formati:
Il file viene creato sul momento e passato al pannello di condivisione di iOS: decidi tu dove salvarlo o a chi mandarlo.
Serve a rispondere alla domanda «e se…». Con i due cursori cambi tasso e durata e vedi subito la nuova rata.
Il grafico mostra otto durate a confronto — da 5 a 40 anni — e per ognuna una colonna divisa in due: la parte verde è il capitale, che non cambia mai perché è la somma che hai chiesto in prestito; la parte arancione sono gli interessi, che crescono all'allungarsi della durata. Sopra ogni colonna trovi la rata corrispondente.
È il modo più diretto per vedere il compromesso di fondo di ogni mutuo: allungare la durata abbassa la rata, ma alza il totale degli interessi. La colonna evidenziata è quella della durata che hai scelto.
Contiene la versione dell'app, una spiegazione sintetica di ogni scheda e le avvertenze. Nella versione Light contiene anche il pulsante Impostazioni privacy per rivedere le scelte sul consenso alla pubblicità.
Mortgage Calculator Light è gratuita grazie agli annunci di Google AdMob: un banner nelle schede Calcolo, Piano ammort. e Scenari e, ogni tanto, un annuncio a schermo intero. Mortgage Calculator non contiene alcuna pubblicità.
Al primo avvio, in Europa, l'app ti chiede le preferenze sul consenso (annunci personalizzati o generici) e non richiede alcun annuncio prima della tua scelta; subito dopo mostra l'avviso di tracciamento di Apple: se lo autorizzi gli annunci possono essere personalizzati, se lo rifiuti restano generici — l'app funziona allo stesso modo in entrambi i casi. Mortgage Calculator works out your monthly mortgage payment and shows what sits behind that number: how much is principal, how much is interest, how it shifts payment after payment, and what would happen with a different rate or term. Everything is calculated on the device, offline included.
It comes in two versions, identical in features: Mortgage Calculator (paid, with no advertising at all) and Mortgage Calculator Light (free, ad-supported). This guide covers both.
This is the starting point. You set four things:
The monthly payment recalculates instantly on every change, together with the total repaid and the total interest. The bar at the bottom shows at a glance the split between principal (green) and interest (orange) over the whole term.
The calculation uses the French amortization method with a constant instalment — the one used by almost every mortgage: the payment stays the same throughout, while its internal composition changes.
This is the payment-by-payment detail. The total interest, total repaid and monthly payment stay pinned at the top; below them the full list scrolls, each row showing:
As you scroll down you will see the bar turn progressively greener: that is the hallmark of French amortization, where early payments are mostly interest and later ones mostly principal.
The share button exports the complete schedule in two formats:
The file is created on the spot and handed to the iOS share sheet: you decide where to save it or who to send it to.
This one answers the "what if" question. The two sliders change rate and duration, and the new payment appears immediately.
The chart compares eight terms — from 5 to 40 years — each as a column split in two: the green part is the principal, which never changes because it is the sum you borrowed; the orange part is the interest, which grows as the term lengthens. Above each column you find the corresponding payment.
It is the most direct way to see the fundamental trade-off of any mortgage: a longer term lowers the payment but raises the total interest. The highlighted column is the term you selected.
It holds the app version, a short explanation of every tab, and the disclaimer. In the Light version it also holds the Privacy settings button, to review your advertising consent choices.
Mortgage Calculator Light is free thanks to Google AdMob ads: a banner in the Calculation, Amort. plan and Scenarios tabs and, occasionally, a full-screen ad. Mortgage Calculator contains no advertising.
On first launch, in Europe, the app asks for your consent preferences (personalised or generic ads) and requests no ad before you have chosen; right after, it shows Apple's tracking prompt: if you allow it, ads can be personalised; if you refuse, they stay generic — the app works the same either way. You can change your mind at any time in App info → Privacy settings and in Settings → Privacy & Security → Tracking. You can change your mind at any time from App info → Privacy settings. The app may send you the occasional notification about what's new. Permission is requested on first launch; you can change it any time in Settings → Notifications.

Der Ausgangspunkt. Du stellst vier Angaben ein:
Die monatliche Rate wird bei jeder Änderung sofort neu berechnet, zusammen mit der Gesamtrückzahlung und den gesamten Zinsen. Der Balken unten zeigt auf einen Blick das Verhältnis zwischen Tilgung (grün) und Zinsen (orange) über die gesamte Laufzeit.
Die Berechnung folgt der Annuitätenmethode mit konstanter Rate, die bei nahezu allen Hypotheken verwendet wird: Die Rate bleibt über die gesamte Laufzeit gleich, nur ihre innere Zusammensetzung ändert sich.

Beim Scrollen nach unten färbt sich der Balken zunehmend grün: der typische Effekt der Annuitätentilgung, bei der anfangs vor allem Zinsen und gegen Ende vor allem Tilgung gezahlt werden.
Mit der Teilen-Taste exportierst du den vollständigen Plan in zwei Formaten:
Die Datei wird im Moment des Exports erzeugt und an das iOS-Teilen-Menü übergeben: Du entscheidest, wo du sie sicherst oder an wen du sie sendest.
Er beantwortet die Frage «was wäre, wenn…». Mit den beiden Reglern änderst du Zinssatz und Laufzeit und siehst sofort die neue Rate.
Das Diagramm zeigt acht Laufzeiten im Vergleich — von 5 bis 40 Jahren — und für jede eine zweigeteilte Säule: Der grüne Teil ist das Kapital, das sich nie ändert, weil es die geliehene Summe ist; der orange Teil sind die Zinsen, die mit längerer Laufzeit wachsen. Über jeder Säule steht die zugehörige Rate.
Das ist der direkteste Weg, den grundlegenden Zielkonflikt jeder Hypothek zu sehen: Eine längere Laufzeit senkt die Rate, erhöht aber die Gesamtzinsen. Hervorgehoben ist die Säule der von dir gewählten Laufzeit.
Enthält die Version der App, eine kurze Erklärung jedes Tabs und die Hinweise. In der Light-Version enthält er ausserdem die Taste Datenschutzeinstellungen, um die Entscheidungen zur Werbeeinwilligung zu überprüfen.
Mortgage Calculator Light ist dank der Anzeigen von Google AdMob kostenlos: ein Banner in den Tabs Berechnung, Tilgungsplan und Szenarien und gelegentlich eine Vollbildanzeige. Mortgage Calculator enthält keinerlei Werbung.
Beim ersten Start fragt die App in Europa nach deinen Einwilligungspräferenzen (personalisierte oder allgemeine Werbung) und fordert vor deiner Wahl keine Anzeige an. Direkt danach zeigt sie Apples Tracking-Dialog: Erlaubst du ihn, kann die Werbung personalisiert werden; lehnst du ab, bleibt sie allgemein — die App funktioniert in beiden Fällen gleich. Al desplazarte hacia abajo verás cómo la barra vira progresivamente al verde: es el efecto típico de la amortización francesa, donde al principio se pagan sobre todo intereses y hacia el final sobre todo capital.
Con el botón de compartir puedes exportar el cuadro completo en dos formatos:
El archivo se crea en el momento y se entrega al panel de compartir de iOS: decides tú dónde guardarlo o a quién enviarlo.
Sirve para responder a la pregunta «¿y si…?». Con los dos deslizadores cambias tipo y plazo y ves al instante la nueva cuota.
El gráfico muestra ocho plazos comparados — de 5 a 40 años — y para cada uno una columna dividida en dos: la parte verde es el capital, que nunca cambia porque es la suma que has pedido prestada; la parte naranja son los intereses, que crecen al alargarse el plazo. Sobre cada columna está la cuota correspondiente.
Es la forma más directa de ver el compromiso de fondo de toda hipoteca: alargar el plazo baja la cuota, pero sube el total de intereses. La columna destacada es la del plazo que has elegido.
Contiene la versión de la app, una explicación breve de cada pestaña y los avisos. En la versión Light contiene además el botón Ajustes de privacidad para revisar las decisiones sobre el consentimiento publicitario.

Il sert à répondre à la question « et si… ». Avec les deux curseurs, vous changez taux et durée et voyez aussitôt la nouvelle mensualité.
Le graphique montre huit durées comparées — de 5 à 40 ans — et pour chacune une colonne en deux parties : la partie verte est le capital, qui ne change jamais puisque c'est la somme empruntée ; la partie orange représente les intérêts, qui augmentent avec la durée. Au-dessus de chaque colonne figure la mensualité correspondante.
C'est la façon la plus directe de voir l'arbitrage fondamental de tout prêt : allonger la durée abaisse la mensualité, mais augmente le total des intérêts. La colonne mise en évidence est celle de la durée que vous avez choisie.
Il contient la version de l'app, une explication succincte de chaque onglet et les avertissements. Dans la version Light, il contient aussi le bouton Réglages de confidentialité pour revoir les choix de consentement publicitaire.
